Hello and welcome to Windermere’s construction update for March, from your team here in Mambourin.
Firstly, we would like to invite purchasers of blocks within stages one and two, to have their valuers make an appointment to attend site via Oliver Hume.
We hope that you and your family are adjusting well to the present days in isolation, and staying well through the COVID-19 pandemic.
The community efforts to stay home and protect the most vulnerable in our community are appreciated by all. It’s a crazy time for everyone so we’ll begin Windermere’s construction update with some good news. Fortunately, construction is currently classed as an “essential service” by the Victorian Government. This means that while we are operating under more stringent hygiene standards for the health and well-being of our team, the project is still rapidly moving ahead.
We will continue to keep an eye on the latest recommendations as the world around us is changing daily. As it stands, we have accomplished substantial construction progress onsite with eight stages (approx. 400 lots!) under construction!
In the following few months, Windermere is thrilled to announce that we will send to tender a sizeable construction package in the ranges of $30 -$40 million! This tender will include multiple residential stages, as well as key infrastructure items.
Today, the Windermere team are proud to deliver to you the following construction updates directly from the project team, regarding the progress over the past month.
Stage 1
- Stage one is currently undergoing some final Government Authority approvals.
- Stage one is forecasted to title in mid-April.
Windermere Construction Update – Stage 2 View
Stage 2
- Stage two has completed 100% of works and has received practical completion from Wyndham City Council.
- The project team are currently obtaining several authority approvals for title creation.
- Stage two is forecast to title in late April.

Stages 3 and 4
- Installation of the road sub-base is complete.
- The kerb/channel is currently under construction.
- The current expectation is that stages three and four will title in the early weeks of quarter three, 2020.

Stages 5 – 8
- Contractors are currently progressing very well onsite through stages five to eight.
- Earthworks/road boxing for all four stages is now complete!
- Drainage is now complete in stages five through seven.
- Drainage is 60% complete in stage eight.
- Stage five’s subbase is complete, and construction of kerb/channel commences this week.
- Road subgrade preparation is complete in stages five and six.
- Over the next month, the contractor will complete drainage, road boxing and kerb/channel in remaining stages.
Greens Road
Section two of Greens Road is now complete.

Waterway and Culvert Bridge
- Rokon Civil Contractors are now engaged to construct the first section of the waterway and culvert bridge, linking stages two, three and the proposed primary school site.
- The contractor is currently deepening the water channel and constructing the culvert bridge to accommodate future water flows.
- The waterway and the culvert bridge are forecast to conclude later this year.
