Welcome to the fourth Windermere Construction Update.

We are delighted to share with you the progress on-site as we build this new masterplanned community from the ground up.

STAGES 1 TO 4 CIVIL CONSTRUCTION WORKS

Stages 1-4 are progressing well, with roads now being constructed in both stages. The construction of Greens Road is also progressing well, with the extension to the Stage 1 entrance being scheduled for completion by the end of 2019.

Civil construction works are progressing on-site for Stages 1-4. During winter, there were limited wet weather days on-site, aiding construction efficiency.

Stages 1 & 2

Road boxing, the installation of sewers and drainage is complete in Stages 1 & 2. Road formation is well-progressed, with the subgrade preparation complete. The contractor is now focusing on the construction of the capping layer, once completed, the construction of concrete kerbs can be undertaken (this is done prior to asphalt).

Stages 3 & 4

The installation of the internal sewer is complete in Stages 3 & 4. The contractor is finalising the installation of drainage and can then allocate resources to road construction.

Scheduled for the next few months, the contractor will focus on completing road construction in Stages 1-4, concrete kerbing, installation of electrical and installation of fibre optic broadband infrastructure.

STAGE 5 – 8 CIVIL CONSTRUCTION WORKS

Stages 5 through 8 are expected to commence in November 2019. In conjunction with these stages, Country Garden will be starting construction of the waterway that runs alongside Callaway Street. The watercourse will include the new wetland, extensive landscaping, and commencement of the shared pedestrian/bicycle pathway.

Country Garden is currently reviewing proposals from contractors received for stages 5-8. The contractor is forecasted to commence on-site prior to the Christmas shutdown.

STAGE 9 & 10

Several lots in stages 9 & 10 are being reconfigured; this requires an amendment to the existing planning permit issued by Wyndham Council. We anticipate that an amended planning permit will be issued by May 2020, and construction could commence as early as October 2020.

GREENS ROAD UPDATE

The civil contractor appointed for the Greens Road upgrade is progressing well. Earthworks/road boxing and drainage is complete. The contractor will now focus on subgrade preparation; once completed, the installation of kerbs can occur.

The construction of Section 1 Greens Road (over 350M) is due to be completed in several months and will deliver a new two (2) lane asphalt road connecting Windermere to Armstrong Road.

TEMPORARY WATERWAY AND CULVERT

Construction of the waterway & culvert has been completed, including installation of rock cladding of the traffic barrier situated upon the culvert.

BRANCH SEWER

Construction of a 700-meter external branch sewer was completed earlier in the year. Country Garden, in partnership with City West Water and Califam, is now constructing an additional branch sewer (internal) over 850m in length, which is approx. 90% complete and ahead of schedule.
